Maintenance & Energy Management

The Maintenance and Energy Management department is comprised of three areas - campus maintenance, energy management, and utilities and automation. 

Zone Maintenance

The six maintenance zones incorporate the four skilled trades – carpentry, electrical, heating and air conditioning, and plumbing - into geographic areas of responsibility based on building locations, size, and maintenance requirements.

Energy Management

The Energy Management team work with Maintenance and Operations, Planning, Design and Construction, and Sustainability to design, develop, implement, and track energy efficiency initiatives and campus and powerhouse improvement projects as well as develop the Campus Utility Master Plan. Projects range from design of new chilled water distribution to energy saving projects such as lighting retrofits, lighting controls and steam turbine chiller installations.

The Energy Efficiency and Metering group has a goal of total energy accountability, meaning all utilities are tracked and understood by the Vanderbilt community.

As a large energy consumer, Vanderbilt has a unique opportunity to lower our environmental impact (while saving money) through resource conservation actions such as energy conservation. The university currently meters many utilities at the building level and is working towards completing building-level metering on all buildings on campus, and by tracking and understanding these metrics allows the university to make well-informed decisions on how systems are operating and how they can be improved.


Building Automation

Building Automation is maintained by the Building Control Group whose roles and responsibilities are:

  • Maintain JCI and ALC building automation systems across campus​​
  • Write, program, and implement control strategies for different systems across campus​
  • Aid maintenance zones in troubleshooting and service calls​
  • Perform controls projects for Planning, Design and Construction on an as needed basis
  • Analyze fault detection in order to improve energy performance and equipment reliability

Fire & Life Safety

The Fire & Life Safety team roles and responsibilities:

  • Troubleshoot and maintain fire alarm, sprinkler, camera, panic buttons, and lighting controls systems. 
  • Conduct all quarterly, semi-annual, and annual life safety system testing. 
  • Coordinate and direct contractor and project work that affects fire alarm or sprinkler systems. 
  • Install security systems and panic buttons by request. 

Building Systems Controls (BSC)

Building Systems Control (BSC) is Vanderbilt University's Maintenance and Operation's main control center for monitoring fire alarms, security alarms, and building control systems. The control systems supervisors dispatch personnel and/or contractors to make repairs and modifications. BSC receives on average 80 phone calls a day and generates an average of 400 work orders per month. BSC oversees:

  • Control bollard access to Greek Row​
  • Monitor and operate fire alarm systems, security systems and building automation HVAC systems​
  • Internal Vanderbilt central point of contact by phone​
  • Work order generation​
  • After hours dispatch and control​
  • Key checkout and control​
  • Outage notification and coordination​
  • Coordination with VUPD for campus emergencies

Please Note: Currently, we do not respond to student or parent requests about temperature control or ventilation in residential houses. Please report these to your Resident Advisor (RA) or using the ReADY application.


Distributed Water

Chilled Water Group roles and responsibilities:

  • Maintain chilled water to all of campus​
  • Perform annual preventative maintenance on chillers and cooling towers each winter​
  • Chemical treatment performed by Nashville Chemical
